Seek permission from the lender to lease the property if mortgaged
  Ensure that the buildings and contents insurance are appropriate for leased accommodation
  Apply for HMO (Houses in Multiple Occupation) license if 3 or more unrelated individuals will lease the property
  Ensure Tax returns up to date
     
  Finance
  Consider the additional cost of mortgage premiums and administration costs for the change of mortgage
  Consider the additional insurance premium costs for building and contents policies
     
Is my property ready for letting?
  Is the property in good decorative order, clean and tidy?
  Do the furniture and furnishings meet the requirements for fully furnished/unfurnished lease?
  Will the furniture and furnishings meet the Fire & Safety Regulations?
  Have the Gas and Electrical appliances been inspected and meet regulations?
