On deciding to lease accommodation that is to be your home for the near future, there are several points to be considered: | |
| Costs | ||
| ○ | Limit viewings to properties you can afford. | |
| ○ |
Be aware that you will need one month’s rent as a deposit and first month’s rent to be paid up front. |

| ○ | On-going running costs will include utilities, telephone charges, Council Tax and TV licence. | |
| ○ | The Landlord’s house and contents insurance will not cover loss or damage to your own belongings, so it may be worthwhile considering your own policy. | |
| ○ | You will be liable for any damage to the property and furnishings on termination of the lease. | |
| Finding the right property | ||
| ○ | Is the property close enough to your workplace? | |
| ○ | Are there sufficient amenities in the area for travel, shopping, schooling and entertainment for your requirements? | |
| ○ | Are the size and the condition of the property acceptable? | |
| ○ | Are there sufficient furnishings and equipment in the proposed property to meet your needs and permit the lifestyle you require? | |
| ○ | Will maintaining the property, both internally and externally, result in additional costs (cleaning, gardening, etc.) you may not be able to meet within your budget? | |
| ○ | Discuss your requirements for viewing properties, agreeing the lease and accepting and signing the lease offer with your agent. | |
| Obligations | ||
| ○ | References will be required both from your bank and personal, prior to agreeing the terms of the lease. | |
| ○ | Although the utilities are transferred to the tenant by the agent establishing a telephone provider is the responsibility of the tenant | |
| ○ | The maintenance of the interior of the property and the garden are the responsibility of the tenant○. | |
| ○ | As the tenant is responsible for the condition of the property during the lease, the tenant should alert the agent of any problems that arise with plumbing, faults with electrical equipment and damage to the property. | |
